Buy an efficient home
Some products reward a property that already meets a specified energy standard. EPC A or B is a common requirement, although criteria differ between lenders.

Your home’s energy performance could open the door to green mortgage options. Understand what lenders look for, explore suitable improvements and get your property ready for the next step.
Eligibility depends on the lender, your finances and the property. A greener home does not guarantee a mortgage or a better deal.
UNDERSTAND YOUR OPTIONS
A green mortgage connects a lending benefit to a home’s energy performance or qualifying improvements. Depending on the product, that might mean a reduced rate, cashback or additional borrowing for eligible work. It remains a mortgage: affordability, credit checks and the lender’s normal criteria still apply.

When considering a new deal, an up-to-date EPC may help your adviser identify additional options. Compare the total cost, fees and any charges for leaving your current mortgage.
Some lenders offer separate finance or rewards for approved energy upgrades. Check qualifying work, application timing and evidence requirements before committing to an installation.

START WITH THE PROPERTY
The EPC and product rules usually provide the starting point. These features help shape the home’s energy performance; a particular installation does not automatically qualify it for a green mortgage.
The certificate needs to reflect the home and satisfy the lender’s required rating. A predicted rating or an old certificate may not provide the evidence a particular product needs.
Walls, roof and floors affect heat loss. A suitable insulation plan starts with the building’s construction and condition.
A well-designed system should match the home’s needs. Heat pumps, controls and heat distribution can form part of an improvement plan, subject to assessment.
Solar generation and storage may suit the property and appear in a lender’s eligible-improvements list. Check that product’s requirements before arranging work.
Glazing, draught control and appropriate ventilation influence the home’s comfort and energy use. Improvements should work together rather than treating one feature in isolation.
Property type and condition still matter for lending. Leasehold restrictions, listed-building requirements or unusual construction can also affect which upgrades are practical.
Improving from D, E or F to C may be a useful property goal. Some green mortgage products require A or B. Confirm the required standard before choosing work, and use a new assessment to establish the actual result.
REASONS TO CHOOSE US
Explore heating, solar and insulation with a team focused on how the improvements fit your property.
Understand the proposed equipment, installation work and price before deciding how to proceed.
Arrange an assessment and keep the property’s energy documentation alongside your improvement plans.
Discuss the property, potential funding and suitable work before taking an installation quotation to your mortgage adviser.
FINDING THE RIGHT GREEN MORTGAGE
A mortgage adviser should assess suitable green and standard products together. The useful comparison includes the rate, product and advice fees, incentives, repayment terms and any early repayment charges—not just the green label.
Bring your current EPC, property plans and any existing mortgage details to the discussion.
Your adviser checks the product rules, finances and any required improvement evidence.
Review the overall cost and understand what must happen before any incentive becomes available.

YOUR QUESTIONS, ANSWERED
No. A rate reduction or cashback may look attractive, but fees and other terms can change the overall cost. Compare suitable standard deals as well as green products.
Not for every product. Some lenders require EPC A or B; other improvement products use different rules. Check the exact requirement before relying on a planned upgrade.
Possibly. Some products fund qualifying improvements, while others require the home to meet the standard already. Confirm the lender’s timing and evidence requirements before starting work.
No. The actual energy assessment, lender criteria, affordability and credit checks all matter. An installation quotation or projected rating is not mortgage approval.
Some lenders have buy-to-let green products with their own criteria. A landlord should check the specific product, property requirements and borrowing terms with an adviser.
They are separate arrangements. Check the grant rules and lender conditions, agree which costs each covers and avoid funding the same cost twice. Do not assume a grant or loan will be approved.
Start with the property postcode, current EPC and the improvements you have in mind. Give financial documents directly to your chosen mortgage adviser through their secure process; do not upload them to Terra’s general contact form.
Yes. Discuss suitable heating, solar or insulation options and request a property assessment and quotation. The resulting documentation can help you plan your next discussion with your mortgage adviser.
